- Tenant Portal: Submitting Work Orders
SUBMITTING A WORK ORDER Submit requests for maintenance directly through your Tenant Portal for maximum efficiency. From the Home or Maintenance tab, click “Request Maintenance”. Enter a detailed description of the issue, upload one or more photos of the item needing attention, and confirm whether or not the vendor has permission to enter if you are unable to provide access at the time of the service, then click “Submit Request”. For appliance issues, please include the brand and model number in your request. MAINTENANCE EMERGENCY PROCEDURES A maintenance emergency is an issue that is hazardous or potentially damaging to the property and/or your personal well-being if not addressed immediately (e.g., flooding, no heat in the winter, or gas leak). An emergency is not a bothersome noise, air conditioning failure, appliance malfunction, or drain stoppage. While inconvenient, these are not considered emergencies and will be handled at the soonest available appointment. AFTER HOURS EMERGENCIES If there is a life-threatening emergency, please call 9-1-1. If there is a maintenance emergency, please call us at 206-622-8600 and select the after-hours answering service. The answering service will contact your Property Manager.

Snow removal and de-icing services will be deployed promptly to clear driveways, walkways, and common areas, ensuring that you can navigate the property with ease. Safety First: Your safety is our top priority. By ensuring that the property is free of snow and ice hazards, we aim to minimize any potential risks during winter weather conditions. We kindly ask you to exercise caution when walking on slippery surfaces and to use designated pathways when available. Your Cooperation Matters: We appreciate your cooperation in helping us maintain a safe environment. If you notice any areas that require immediate attention or have specific concerns, please contact your property manager or submit a work order through your tenant portal. Clearing snow and ice from your individual doorways or balconies is the responsibility of each tenant. Please take the necessary precautions to prevent accidents. Enjoy the ease of making payments anytime, from anywhere. Avoid the hassle of late fees and make a payment today. It's fast, secure, and can be done from your computer, tablet or mobile phone. MAKE A ONE-TIME PAYMENT | ONLINE Once logged in, you will land on the “Home” tab where you can view your current balance and details of current and future charges broken down by month. Click “Pay Now” to make a one-time payment. AUTO-PAYMENT VIA E-CHECK INSTRUCTIONS Once logged in, you will land on the “Home” tab where you can view your current balance and details of the current and future charges, broken down by month. Click “Set Up” Autopay to create a recurring payment. Select your preferred payment method: E-Check (direct withdrawal from a bank account) or use a Credit or Debit Card (transaction fees apply, rates noted found below) E-Check: The routing number and bank account number is required for set up. You will be required to confirm the account type (personal vs. business and checking vs. savings). Pay Now: Continue through the steps to submit a payment. You will receive a confirmation email once the payment is successfully submitted, although this does not mean it has cleared your bank account yet. Note, if you do not receive a confirmation email, you did not fully complete all the necessary steps to submit the payment.
